How the work gets built

We hold the schedule by owning the critical path

Preconstruction

Estimating from design development onward, with constructability review at 50% and 90% CD. Owners see a GMP built from subcontractor bids, not a parametric guess.

Permit & Approvals

Dedicated agency liaison for HCAI, DSA, and LADBS. Back-check cycles are tracked on the schedule as real activities with float, because that is where jobs are actually lost.

03

Structure

Self-performed foundations, formwork, rebar, and structural concrete. Owning the frame means the trades that follow inherit a schedule we controlled ourselves.

04

Closeout & Commissioning

Systems started and documented as areas complete, not stacked at the end. O&M turnover and as-builts delivered at substantial completion.
